Our Commercial Remodeling Process
We review the intended use, operational needs, lease responsibilities, plans, existing conditions, target opening date, budget, and building-management requirements.
We identify zoning or change-of-use questions, accessibility considerations, life-safety requirements, utility capacities, landlord work, owner-supplied equipment, and design information still needed.
Architectural and engineering documents are coordinated as required. The proposal defines included construction, allowances, exclusions, permits, equipment connections, vendor responsibilities, and assumptions.
Permit review, landlord approvals, product submittals, long-lead items, site access, working hours, building rules, and the construction schedule are coordinated.
Demolition, framing, mechanical, electrical, plumbing, inspections, drywall, ceilings, flooring, millwork, painting, fixtures, and finishes proceed in sequence.
We coordinate defined interfaces with equipment suppliers, signage vendors, technology providers, furniture installers, and other owner vendors.
We address the completion list, coordinate applicable final inspections, and turn over the completed space with available closeout documents included in the contract.
Investment Planning
For preliminary budgeting, many projects fall around $50 to $250+ per square foot. Restaurants, medical uses, commercial kitchens, cold-shell buildouts, major utility upgrades, and specialized code requirements may exceed it.
Design fees, engineering, permits, equipment, signage, furniture, technology, utility-provider work, and landlord responsibilities may not be included. Urban Construction defines those boundaries during preconstruction.
